Even brand-new homes can have hidden moisture traps! 🚨🚿

During a recent new construction home inspection in Springdale, AR, I uncovered a major installation error that could have cost the homeowner thousands down the road: the shower pan drain weep holes were completely sealed shut with grout.

🔍 Why is this a big deal?

Tile and grout are naturally porous. Water gets past the surface tile and is designed to trickle down the waterproof liner toward the drain, exiting safely through tiny weep holes. When tile installers accidentally pack grout into these weep holes:

🛑 Trapped water has nowhere to escape.

🛑 Water sits continuously in the pan, saturating the mortar bed.

🛑 Over time, it leads to tile failure, rotting subfloors, and hidden mold growth inside walls and ceilings below.

In brand-new homes, builder defects like this often go unnoticed until out-of-pocket repairs are required—well after warranties expire!

Whether you’re buying new construction, booking an 11-month builder warranty inspection, or buying an existing home, having a licensed, trained eye on site protects your health and your wallet.
