🌧️ Why a rainy day is the absolute BEST time to get a home inspection.

Most buyers pray for clear skies on inspection day, but home inspectors secretly love a downpour. Why? Because the rain does the heavy lifting for us.

In this video, a steady Northwest Arkansas rain helped me track down a hidden moisture intrusion that would have been invisible on a sunny day. By leveraging thermal imaging (infrared technology), we caught this active leak right as it was happening—saving my clients thousands in potential structural repairs and mold remediation before they even closed the deal.

Thermal cameras don't actually see water; they map surface temperature differentials. When rainwater seeps into insulation or drywall, it creates a cold spot that glows on an infrared scan.

Whether you are buying a house, selling, or just keeping up with annual home maintenance, a certified home inspector with the right building science tech is your best line of defense.
