🏠 Home Inspector Tip: The Hidden Danger of Gutter Dumping

Take a look at this photo from an inspection yesterday in Fayetteville, AR. See that upper gutter discharging water directly onto the lower roof shingles? I see this specific installation oversight all the time, and it’s a major contributor to premature roof wear.

When an upper gutter system dumps water straight onto a lower roof section instead of being properly routed down to the next gutter track, it creates a high-velocity, highly concentrated stream of water. Over time, this concentrated water flow washes away the protective asphalt granules on your shingles, wearing them down years before their time and leaving your roof vulnerable to leaks and water damage.

The Fix: The downspout should be extended so it connects directly to the lower gutter system, safely routing water off the roof structure entirely.

Regular home maintenance and a professional roof inspection can catch these details before they turn into costly water intrusion repairs! 🛠️
